Why move-in inspections matter
Without a documented move-in inspection, you have no defensible record of what the property looked like before the tenant lived in it. If a wall has a hole when they leave, did the tenant make it? Or was it there when they moved in? A simple checklist with photos answers that question definitively.

- Sink: faucet, sprayer, drain, garbage disposal
- Cabinet doors and drawers — all open/close properly

- Floors: condition, no soft spots near sink

- Walls and ceiling condition
- Carpet/flooring stains or tears
- Closet doors operate, shelves intact
- Windows open, lock, screens present
- Window treatments (blinds/curtains) in good condition
- Smoke detector in each bedroom
Bathrooms
- Toilet flushes properly, no leaks at base
- Sink faucet hot/cold, drain working
- Tub/shower: hot water, drain, no caulk damage
- Tile and grout condition
- Exhaust fan operating
- Mirror, towel bars, toilet paper holder secure
- Floor near toilet/tub for water damage
Exterior
- Front door, deadbolt, peephole
- Back door and any sliders
- Outdoor lighting functional
- Lawn/landscaping condition
- Driveway and walkways

Tips for a great inspection
Take photos of everything. Even items in perfect condition. Photos are worth more than written notes when it's time to compare against move-out condition. Time-stamp them.
Walk through with the tenant. Don't do the inspection alone, then hand them a sheet. Walk through together so they can see what you're noting and add anything you missed.
Get a signature. Both parties sign and date the completed checklist. Each gets a copy. If it ever comes to a dispute, this signed document is the strongest evidence you can have.
